According to FEMA(Federal Emergency Management Agency), flooding causes several billion dollars of property damage each year in the US.  Standard homeowners insurance DOES NOT cover flood losses.  Listed below are tips and ideas that may help you decide if you need flood insurance.

*  You have to live in a community that participates in the National Flood Insurance Program.  Contact you local agent to see if you live in one of those communities.

*  Ask your agent if you live in a floodplain.  You may also check on line @ www.floodsmart.gov and select "What's your flood risk?". Just enter your home address and you will know if you live in a low,moderate or a high risk area.

*  Policies take 30 days to become effective.  Do not wait to purchase coverage till you have a flood alert.
